Notice of Annual Meeting and Election of Directors

Notice of Organizational Meeting

             Notice is hereby provided that the Annual Meeting and election of Directors of the Doral Landings Townhomes Association, Inc. will be held on Tuesday, November 1, 2011 at 7: 30 PM at the Hampton Inn Hotel Meeting Room, 11600 NW 41st Street, Doral, Florida.  Sign-in of members of the Association will commence at 7:00 PM.  If you have recently purchased your unit, your name may not appear on the roster of owners.  In that event, you must have a copy of a recorded deed to your unit in order to register and vote.  The purpose of the Meeting is to elect the Association’s Board of Directors for the coming year.  An Organizational Meeting of the New Board of Directors for the purpose of electing Officers will be convened immediately after the conclusion of the Annual Meeting and Election of Directors.

PLEASE TAKE NOTE OF THE FOLLOWING:

 VOTING.  The election will be conducted by written ballot.  There shall be one (1) vote per unit. Each vote can designate up to five (5) distinct candidates.

 CANDIDATES FOR THE BOARD.  In accordance with the provisions of the Association’s Bylaws, nominations for the Directors may be made from the floor at the time of the meeting.  In order to qualify for the Board of Directors you must be an owner of record of a home within Doral Landings Townhomes.

PROXIES.  A proxy is available at the gate.  If you cannot be present for the meeting, it is important that you designate a proxy so that the necessary quorum requirements can be met.  A quorum at the Annual Meeting is attained by the presence, either in person or by proxy, of persons entitled to cast more than twenty (20%) of the votes of the members.  A proxy may also be used in the election of Directors to the Board.  If you wish to authorize a proxy to attend the meeting for the establishment of a quorum and to vote for directors on your behalf, the proxy must be dated and signed by one or more persons whose name or names appear on the deed to the property.  If the unit is owned by a trust, corporation or partnership, the provisions of Article 3.1 of the Bylaws must be followed in order for your vote to be counted.  Please contact Tracey Rubin, Guarantee Management Services, Inc. 6925 NW 42 Street, Miami, FL 33166 in order to obtain a Voting Certificate for that purpose.

The proxy (and Voting Certificate, if necessary) should be completed and returned to the Secretary of the Association c/o Tracey Rubin, Guarantee Management Services, Inc., 6925 NW 42 Street, Miami, FL 33166 at or prior to the meeting.

POSTING.  This notice with attached agenda has also been posted on the association property in accordance with the requirements of the Bylaws and Florida law.
